Before reserving a property in Oman, ask for a dated offer for the exact home, a floor plan, the full payment schedule and written reservation terms. A low initial payment can still leave a large balance at handover. Use this checklist to prepare a viewing in Muscat or Salalah and decide what needs clarification before you pay.
This guide covers the viewing and reservation stage. For available homes, start with apartments for sale in Muscat, Muscat villas or properties in Salalah. For the wider process, use the Oman buying guide.
Before the viewing: identify the home and the offer
Save the listing link and its public IRF reference. Ask the agent to confirm availability, the asking price, the seller and whether the home is complete, under construction or still at the design stage. A furnished show home demonstrates a specification; it may not be the unit you are buying.
Send your bedroom requirement, intended use, budget and preferred viewing date before travelling. For a family home, include the school or workplace you need to reach. For a second home, ask who will handle access and maintenance when you are away. This gives the viewing a purpose beyond comparing photographs.
| What to request | What to compare |
|---|---|
| Dated offer and exact home reference | Availability, expiry date and inclusions |
| Floor plan and area breakdown | Internal space, balcony, terrace and garden separately |
| Ownership and project documents | The seller, property and buyer eligibility match |
| Full payment schedule | Every payment date, amount and final balance |
| Reservation terms | Cancellation, refund conditions and deductions |
| Service-charge information | Period, calculation basis and included services |
Check foreign-buyer ownership requirements separately. Nationality, ownership rights and the selected project matter. Living in a GCC country is not the same as holding that country's citizenship.
During the viewing: test how the home works
Walk the route from parking to the entrance, then through the kitchen, bedrooms and outdoor space. Check storage, furniture clearance, access for deliveries and whether parking and storage are included in the offer. Compare the actual floor plan with the images you received.
For a completed home, look for visible leaks, damp, damaged fittings and drainage problems. Ask to test air conditioning and water pressure where access permits. A viewing checklist does not replace an independent technical inspection; record defects for a qualified inspector to assess.
Visit at a useful time of day. Sun exposure, road noise and traffic can feel different from a short sales appointment. Check the school or work route you would actually use. For advertised amenities, identify what is open, what is under construction and what is only planned. Record these separately instead of treating every brochure feature as available today.
For an off-plan home: ask for evidence beyond the render
Request the approved plan, specification, project approvals and a dated construction update. Ask what the contract says about handover, changes to the area or specification, and delay. Obtain written details of the applicable payment-account arrangements, including the beneficiary and any project escrow account, and verify them independently before transferring funds.
The National Bank of Oman's escrow account factsheet describes project documentation associated with its escrow service. It is a reference for questions to ask, not proof that a particular project or payment request has been approved.
Before reserving: turn the headline into a complete budget
Write down the full price, reservation payment, down payment, intermediate instalments and balance due at handover. Confirm whether the reservation payment counts towards the down payment. Ask which costs sit outside the price, including applicable transaction charges, financing, furnishing and ongoing services.
An advertised starting price may refer to a different home from the one you viewed. A percentage deposit does not describe the whole payment schedule. Compare written offers for the same property type and use the instalment-plan guide to check the final balance.
If you depend on bank finance, ask the lender about eligibility and valuation before treating the purchase as affordable. A sales discussion is not a financing approval. Keep any residency application separate from the purchase decision until the relevant requirements have been checked.
After the viewing: make the next decision specific
Keep a short record for each home: what you liked, what was verified, what remains unanswered and who must provide the answer. Request a dated written response for outstanding items. For two finalists, compare total cash needed, practical location and ongoing charges rather than ranking them only by the initial deposit.
Ask Irfan to arrange a comparison with your shortlisted IRF references, budget, preferred date and the documents you need. The team can help organise property information and a viewing; legal and technical decisions may need separate professional advice.
FAQ
What should I ask before paying a reservation fee in Oman?
Ask for the exact property, full price, payment recipient, reservation validity, cancellation terms and refund conditions in writing. Confirm whether the payment forms part of the purchase price.
Is a show apartment the same as the home I will receive?
Not necessarily. Match the specification, layout, floor, view, furniture and included fittings to the contract for the exact home. Identify upgrades shown only for display.
Is a small down payment enough to compare two properties?
No. Compare the full price, all instalments, the final balance and other costs. A smaller initial payment can leave a larger later obligation.
Can I inspect a property remotely before travelling?
You can request a dated live video viewing, the plan and supporting documents. Ask the agent to show the exact home and surroundings. Remote viewing cannot replace every physical or technical check.
Does reserving a property guarantee ownership or residency approval?
No. Verify the buyer's eligibility and applicable registration process for the selected home. Residency is a separate application with its own requirements.
