Furnished Apartments in Muscat: Rental Checklist

Compare the complete stay, not just the headline rent. When looking for furnished apartments for rent in Muscat, confirm the rental period, what furniture is included, who pays utilities and how the deposit is returned. A daily rate, a monthly tenancy and a serviced apartment package are different offers.

The cover illustrates amenities at St. Regis, Al Mouj, from our project image library. It is not a photograph of an available rental advertised in this guide. Linked projects and their prices are purchase options.

Furnished, partly furnished or serviced?

Ask for an itemised inventory before arranging the handover. “Furnished” does not tell you whether the home includes cookware, bed linen, a working washing machine or internet. “Serviced” should prompt a separate question about cleaning frequency, linen changes and assistance outside normal office hours.

Offer description Confirm in writing
Partly furnished Exactly which appliances and furniture remain
Furnished Inventory, condition and responsibility for damage or replacement
Serviced apartment Cleaning schedule, included utilities and additional service charges
Short stay Number of nights, extensions, cancellation terms and final checkout costs

Describe your needs before asking for a quote. A family arriving with children may need proper beds, storage and laundry facilities; a person on a short work assignment may prioritise a desk, reliable internet and flexible departure terms.

How to compare Bayut and dubizzle listings

Our research uses property listings to understand the available search categories, not as a verified rental-price index. On Bayut Oman and dubizzle Oman, narrow the location, property type and bedroom count before comparing prices. Open the full advertisement and check that the location, photographs and description refer to the same home.

Ask whether a price is daily, weekly, monthly or annual and whether the exact dates you need are available. Look for repeated photographs or similar descriptions that may represent the same property advertised more than once. Save the reference and viewing date so that an updated advertisement does not become your only record of the offer.

For the wider choice between renting and buying, read our Muscat apartment rental guide. This article focuses on furnishing, inclusions and handover rather than repeating area rent benchmarks.

Build a full-stay cost sheet

Ask each provider to complete the same list: rent for your exact dates, compulsory charges, utilities, internet, parking, cleaning and departure costs. Record any refundable deposit separately because it ties up cash even when it is not ultimately an expense.

Check whether “bills included” has a usage cap and how excess consumption is charged. If electricity or water is billed separately, request the billing method and the opening meter readings. Confirm who pays agreed tenancy administration costs and who is responsible for arranging the required paperwork. Avoid assuming those costs are included because the apartment is furnished.

Compare the total non-refundable cost for the same period, then add any costs you expect to incur yourself. Also record the money needed before moving in. A lower quoted rent can require more initial cash if payments are collected in advance.

Inspect the furniture and appliances

During the viewing, test cooling, taps, lighting and supplied appliances with the owner's permission. Check cupboard space, mattress condition, window coverings, locks and the location of power sockets. Ask whether the displayed furniture will still be there at handover.

Prepare a dated inventory with photographs and note existing damage. Record the number of keys, access cards and parking permissions supplied. Agree where to report a fault and who pays when an appliance fails through normal use. Keep a copy of the accepted inventory and the contact details of the responsible manager.

Choose the address around your daily routine

Test the journey to work and, where relevant, the school entrance. Check the building's parking and access at the times you will actually use them. Compare an exact address in Madinat Sultan Qaboos with alternatives using the same requirements. The family commute guide provides a structured checklist.

If a temporary furnished stay is a step towards buying, keep that decision separate. You can compare Vistal, Aida and Zen Residences as purchase projects. Confirm delivery dates, furniture inclusions and ownership eligibility for the selected unit. They are not claimed to be furnished rentals available through this article.

Request current purchase options from Irfan. Include your budget, preferred area, intended move date and whether you need a completed home. The team can then clarify the available sales options rather than assuming a rental enquiry is a purchase request.
