The Sustainable City Yiti (often written TSC Yiti) is the Omani edition of the Sustainable City concept that Diamond Developers first built in Dubai. The Muscat project is a joint venture with OMRAN Group, Oman's state tourism development company, with an announced investment value of close to one billion US dollars and a site of roughly one million square metres along the Gulf of Oman at Yiti, south-east of Muscat.

The community is designed around low-carbon living: solar generation, recycled water, car-free residential clusters, urban farming and green education facilities. The developer's stated aim is for it to rank among the largest operational sustainable communities in the world.

The masterplan: villas, apartments and The Arc

The residential programme announced for the project includes:

  • About 300 villas, typically 3 and 4 bedrooms, many with a maid's room
  • Around 1,225 apartments, from studios up to 3 bedrooms
  • The Arc, launched in July 2025: a landmark collection of 132 luxury serviced residences

Construction is phased, district by district, so handovers and availability change over time. The nearby Yiti area is also home to AIDA, the separate DarGlobal and OMRAN clifftop development, which together are turning this stretch of coast into Muscat's next big freehold address.

  • A one-time registration fee of about 3%, then no annual property tax
  • No capital gains tax and no tax on rental income for individuals
  • Residency: any ITC purchase qualifies the owner and immediate family for a renewable property owner visa, and investments of OMR 250,000 or more can qualify for Oman's 5-year golden residency (OMR 500,000 for the 10-year tier)
