Aida Oman 2026: Homes in Yiti from OMR 85,971

Short answer: Aida is a freehold community on the cliffs of Yiti, on the coast south-east of Muscat, developed by Dar Global in a joint venture with OMRAN Group and home to the Trump-branded Trump International Oman. It is open to buyers of every nationality. We hold 49 available homes there as at 21 September 2026: apartments from OMR 85,971 for one bedroom and villas up to about OMR 474,000. The median home is about OMR 173,000, the median price per square metre is about OMR 1,172, and 22 of the 49 are priced at or above the current OMR 200,000 Golden Residency minimum.

What Aida is

Aida is a master-planned community inside the Yiti tourism zone, on a headland about 130 metres above the Sea of Oman. The developer is Dar Global, the international arm of Saudi Arabia's Dar Al Arkan, in a joint venture with OMRAN Group, Oman's state tourism developer. Inside the masterplan, the Trump Organization brands Trump International Oman: an 18-hole golf course, a five-star hotel and a collection of Trump-branded villas. Not every home at Aida carries the Trump brand, so ask us which collection a specific home belongs to before you compare prices.

Yiti sits on the coast road beyond Muscat Bay, so the capital, the airport and the old town are all within a drive rather than a flight. Two other communities we sell, The Sustainable City Yiti and The Arc Residences, sit on the same stretch of coast.

Aida is an Integrated Tourism Complex (ITC). That is what allows a buyer of any nationality to hold full freehold title in their own name, with no local partner and no sponsor.

Views are part of the price here. Most apartments look over a landscaped courtyard or the central plaza, a group of three-bedroom homes faces the five-star hotel, and two three-bedroom apartments are listed with a courtyard and sea view. The villas face the green spine of the community or its pedestrian streets. Two homes of the same size can differ by more than OMR 15,000 on view alone.

All 14 one-bedroom apartments sit within about OMR 12,000 of each other. The real choice is between two and three bedrooms, which is also where the Golden Residency line falls.

Price per square metre: a resort address, not priced like Al Mouj

A resort address with a branded golf course usually carries a premium. At Aida the premium is modest.

In plain terms, a square metre at Aida costs about 10% more than the median across our whole portfolio and a little over half of what it costs at Vistal in Al Mouj. The villas are the better value per metre, at about OMR 1,022. The two- and three-bedroom apartments carry the highest rate, about OMR 1,310 and 1,353, which is where the views and the higher floors sit.

Al Mouj's premium buys a finished marina town you can visit today; Aida offers a resort setting with a Trump-branded golf course, bought off-plan at an earlier stage.

Golden Residency: 22 of the 49 homes reach the minimum

A freehold home inside an ITC supports a renewable owner residency for the buyer and immediate family, with no employer and no sponsor. That route applies to every home in the tables above.

Oman's current Golden Residency is a separate, renewable 10-year programme with a minimum qualifying investment of OMR 200,000. At Aida, 22 homes are priced at or above that minimum: 12 three-bedroom apartments, starting at OMR 213,402, and all 10 villas. None of the one- or two-bedroom apartments reach it.

Payment plan and handover

Aida is sold off-plan, with payments staged through construction and handover scheduled for 2027 to 2028. Ask us for the current schedule for the exact home you are looking at, including the reservation amount and what falls due at handover. The costs after the price

A one-off registration fee of about 3% of the purchase price at title transfer. There is no annual property tax in Oman. Individuals pay no tax on rental income or capital gains today, but from 1 January 2028 Royal Decree 56/2025 introduces a 5% personal income tax on annual income above OMR 42,000, and rent counts towards it. Like every ITC, Aida charges community service fees, likely at the upper end given the hotel and golf course. We give you the current figure for a specific home before you commit.

We do not publish a rental yield for Aida. The community is not yet handed over, so there is no rent history we would stand behind.

What to verify before you reserve

Ask for a written quotation for the exact home. It should name the unit, the net price, whether VAT is included, the reservation amount, every construction payment and the amount due at handover, together with the cancellation and refund terms. Keep the dated availability sheet with your contract, because stock and prices move between phases.

Who Aida suits, and who it does not

It suits you if you want a resort address with a Trump-branded golf course and a hotel planned on site, you are comfortable buying off-plan for handover in 2027 to 2028, and your budget sits between about OMR 86,000 and 250,000, or above OMR 200,000 if Golden Residency is part of the plan.
