How Much Money Do You Need to Buy Property in Oman? Deposit to Title 2026

Short answer: Property in Oman starts at OMR 61,635, but that is not the sum you need to begin. A unit is reserved with a deposit of typically 5 to 10 percent, and title registration costs about 3 percent. So the cash needed to start on the cheapest unit we hold is roughly OMR 4,900 to 8,000, not 61,635. The balance is spread across the developer's payment schedule until handover. Our current inventory holds 452 units across 12 projects, and 141 of them are priced under OMR 100,000.

Most guides tell you what property costs. Almost none tell you how much money has to be in your account on the day you sign, which is the question a real buyer actually asks. This one answers that.

Every figure comes from our live inventory of 452 units, current as of 5 September 2026.

Buying off-plan in Oman has three payment stages, and only the first is due at the beginning.

1. The reservation deposit. Typically 5 to 10 percent of the price. It takes the unit off the market in your name and locks the price. The exact percentage is set by the developer and differs from project to project.

2. Title registration, about 3 percent. A one-off, paid when the title transfers at the Ministry of Housing. Unlike the deposit, this rate is fixed and the same for everyone.

3. The balance, spread across the developer's payment schedule up to handover.

So what you need to start is roughly 8 to 13 percent of the price, not all of it.

The largest band is the cheapest one: 141 units across 7 projects under OMR 100,000. If you assumed buying in Oman starts in the hundreds of thousands, the widest choice sits at the bottom of the range.

This deserves its own section because it changes many buyers' decisions.

Oman's five-year golden residency threshold is OMR 250,000. Look at the table above and it lands exactly on the boundary between the third and fourth bands.

Of the 450 units with a published price, 122 (bands four and five) qualify for golden residency and 328 do not.

That does not leave those 328 without residency. Any purchase inside an ITC makes the owner and immediate family eligible for a renewable owner residency, with no minimum value at all. The two are different permits, and neither one is citizenship.

A long payment plan is not free. For one of our projects we hold the developer's written schedule, so we can give the exact figure.

At Yenaier, the difference between paying cash and taking the ten-year plan is exactly 25.4 percent, and that same percentage applies to all 35 available units rather than varying unit by unit.

So a unit at OMR 100,441 comes to about OMR 125,953 on the ten-year plan. That is not inherently bad, since you are buying ten years of time with it, but you should know what you are buying.

For the other projects the terms are set by the developer, and we obtain the written schedule for the specific unit you choose before any payment is made.

This section is short because the list is short.

  • Annual property tax: none.
  • Capital gains tax for individuals: none.
  • Rental income tax for individuals: none.

What you do carry is the annual community service charge, which varies by project and size and is set by the developer.

We do not publish rental yield figures, because no real rent data has been released for these projects and the public numbers describe a different market.
